Thirty High Builders Clean: A 30-Storey Rope Access Project in Victoria
Ropeguys completed a full external builders clean of the windows and frames at Thirty High, a landmark 30-storey commercial tower in Victoria, London.
With the building’s existing access system committed to other works, our team developed a project-specific rope access solution that allowed the facade clean to proceed efficiently. Three experienced IRATA Level 3 technicians completed approximately 100 controlled descents over two weeks, including weekend working, and delivered the project on programme without snagging.
High-Rise Post-Construction Window Cleaning in Central London
A builders clean on a newly completed or refurbished tower is different from routine window cleaning. Construction dust, adhesive marks, protective-film residue and other building-phase contamination can remain across the glazing and frames. At height, every part of that cleaning scope also depends on a workable access strategy.
The brief
- Complete an external builders clean across the full building.
- Clean both the glazing and surrounding window frames.
- Coordinate around other works already taking place on the tower.
- Deliver the project within a demanding two-week programme.
- Leave a handover-ready finish without a follow-up snagging list.
The Ropeguys response
- Develop a dedicated rope access arrangement for the available roof terrace.
- Prepare project-specific planning and supporting safety documentation.
- Use a three-person team of experienced IRATA Level 3 technicians.
- Sequence approximately 100 descents around weather and site interfaces.
- Include weekend working to protect the overall completion programme.

Keeping the Builders Clean Moving When the BMU Was Unavailable
Thirty High had a building maintenance unit, but it was being used for other activities on the project. Waiting for that system to become available would have placed the external builders clean in competition with other critical works and could have affected the completion programme.
Ropeguys was selected to provide a faster, flexible alternative. The solution used specialist portable A-frame equipment positioned on the upper terrace to support the rope access operation. This allowed the cleaning team to work independently of the occupied BMU programme while maintaining coordination with the wider site.
The terrace geometry made equipment selection important. The system had to fit within the available working area while providing a suitable route beyond the high glazed perimeter. Before mobilisation, the proposed arrangement was supported by equipment information, loading assessment, site-specific RAMS and the required temporary-works review process.

A solution designed around the building
Good rope access planning does not begin with the descent. It begins by understanding the roof, facade geometry, available space, operational interfaces and the work that must be delivered below.
For Thirty High, the access solution was selected around the terrace and glazed perimeter rather than forcing a standard arrangement onto a complex roof environment.
Planning the Transition Beyond the Glazed Roof Edge
A further challenge was the transition from the roof terrace to the facade. The high glass perimeter could not be treated as a step, handhold or load-bearing surface. The team therefore developed a controlled ladder-assisted transition that worked with the approved rope access arrangement while protecting the glazing.
The transition method was added to the project RAMS and demonstrated on site through a practical “show me” exercise before live cleaning descents began. This gave the relevant project team an opportunity to review the arrangement in its actual location and confirm that the method could be completed in a controlled way.
This kind of preparation matters on high-rise cleaning projects. A technically capable cleaning team must also demonstrate that access, edge transitions, site controls and coordination have been considered before production work starts.
Complex facade access requires more than cleaning equipment
Ropeguys combines practical cleaning experience with high-level access planning. For towers, glazed facades and buildings with restricted roof access, call 07909 983036 or send the project details by WhatsApp.
Cleaning the Full 30-Storey Facade
The external builders clean covered the windows and frames across the complete tower. Unlike a routine maintenance clean, the work involved removing the varied contamination left by a major construction and refurbishment programme and bringing the facade to a consistent handover standard.
Three experienced IRATA Level 3 technicians delivered the project. The team completed approximately 100 descents, working systematically across the elevations so that each drop covered the assigned glazing and frame details. Progress had to remain coordinated with the activities above, within the building and at ground level.
The programme began on 3 August 2026 and ran for two weeks. Weekend working formed part of the delivery plan, helping Ropeguys maintain momentum and complete the scope on time. Weather and site conditions were monitored throughout, with the daily sequence adjusted where required rather than compromising the quality of the clean.
What was removed during the builders clean?
New-build and refurbishment facades can carry a combination of fine construction dust, water marks, fingerprints, adhesive traces, protective-material residue and general site contamination. The exact condition can vary from one pane or elevation to the next. The Ropeguys team cleaned both glass and frames, paying attention to the edges and interfaces that determine whether the completed facade looks genuinely ready for handover.
Why rope access suited the programme
Rope access gave the project a relatively compact working footprint and allowed the team to progress vertically across the tower without installing facade-wide scaffolding. It also created an independent cleaning workstream while the building’s permanent access equipment remained allocated elsewhere. For a busy central London site, that flexibility helped reduce programme conflict and unnecessary disruption.
A Visible Difference on the Glazing and Frames
The project photographs show the level of construction contamination before cleaning and the clear, handover-ready appearance achieved afterwards.
Construction residue on the external glazing
The glass and frame show the accumulated marks and fine contamination that remained before the high-level builders clean.
Clean glazing prepared for handover
The completed window presents a clear finish, with the glazing and surrounding frame cleaned as one coordinated detail.

Completed on Time, Without Snagging
Programme protected
The full external scope was completed within the agreed two-week window, including planned weekend working.
Quality delivered
The windows and frames were completed without a snagging list, avoiding a return programme for cleaning defects.
Client satisfied
The client was happy with both the finished appearance and the way Ropeguys delivered the work around a complex live project.
The project demonstrates what Ropeguys brings to high-rise post-construction cleaning: experienced supervision, adaptable access planning, clear site coordination and the ability to maintain quality across a large number of repeated descents.
Why Contractors Choose Ropeguys for High-Rise Builders Cleans
High-rise builders cleaning sits at the intersection of specialist access, detailed facade cleaning and construction programme management. A competitive price matters, but the contractor also needs confidence that the access proposal is realistic, documentation can be developed for the site and the team can deliver a consistent standard across every elevation.
Experienced high-level supervision
The Thirty High team consisted of three experienced IRATA Level 3 technicians. This provided strong practical supervision throughout the work and allowed daily decisions to be made by people familiar with complex rope access operations.
Project-specific access thinking
Ropeguys does not assume that every roof or facade can be approached in the same way. Permanent BMUs, davits, certified anchors, portable systems, MEWPs and scaffolding each have different advantages and constraints. Our role is to understand the building and propose a suitable delivery method for the actual scope.
Commercial flexibility
Construction sites change quickly. Other trades, access systems, exclusion areas and programme priorities may shift during delivery. Rope access can provide useful flexibility, but only when communication and sequencing remain disciplined. At Thirty High, weekend working helped preserve the deadline without sacrificing the required finish.
Evidence-led handover
Before-and-after photography gives contractors and project teams a clear record of visible condition and completion. It is particularly valuable on high-level areas that cannot be inspected closely from the ground.

High-Rise Builders Clean and Rope Access FAQs
What is a high-rise builders clean?
A high-rise builders clean removes construction and refurbishment contamination from external windows, frames and specified facade surfaces before handover. It is more detailed than routine maintenance cleaning and requires an access method suited to the building.
Can rope access be used for post-construction window cleaning?
Yes. Rope access can be effective for post-construction window cleaning on high-rise and difficult-access buildings when suitable anchorage, roof access, exclusion controls and site coordination are available.
Why use rope access when a building has a BMU?
A BMU may be unavailable, committed to other works or unsuitable for a particular area or programme. Subject to a suitable site assessment, rope access can provide an independent and flexible way to progress cleaning or maintenance.
